For mortgages we require 20-25% on most programs with a minimum loan size of 750k. For loans we require 2-3 years in business and loan size is based on previous financials. Most mortgages we currently arrange are in the low to mid 6% range and amortized for a 30 year period. Our owner occupied loans start at 3% down for business owners with 3 plus years in business. Pre qualification for commercial mortgages and commercial loans

Mortgages - to qualify for a commercial mortgage program you will need to fill out a personal and property application under the commercial real estate tabs at www.dfwloanbrokers.com.

You will need to provide 2 years operating history, current year-to-date income and expenses as well as a current rent roll. You will also need to provide pictures of the property and the surrounding areas. The mortgages we arrange typically require a debt service percentage of ~1.2-1.3, so there has to be a positive cash flow to qualify for financing. The property also needs to be in an area with at least a 25,000 population and typically with occupancy of over 85%.

Loans - to qualify for one of our commercial loan programs, you will need at least three years in business and be able to furnish 3 years of business tax returns. You must also show that you can service current expenses plus the financing you are looking to obtain. Loans are mostly predicated on the strength of the business and lenders like to see a debt service of less than 55%.

How we work

If there are any obstacles we are unable to overcome, we will let you know up front so you do not have to waste any valuable time. We usually need ~72 hours to pre qualify your transaction and average around 45 days to close.
